Steps to Obtain a Real Estate License

You must be at least 18 years old and you must have either a high school diploma or GED.

Tennessee:

  1. Complete 60-hour real estate education course, approved by Tennessee Real Estate Commission, in real estate principles/fundamentals before taking the state exam.

  2. Apply to ASI to take affiliate broker examination.

  3. Take and obtain passing grade on exam.  (You must affiliate with a broker within six months or repeat process.)

  4. Complete 30-hour “Course for New Affiliates” prior to license being issued.

  5. Affiliate with a broker and sign an Independent Contractor Agreement.

  6. Apply for Errors and Omissions (E&O) Insurance.
     
  7. Request initial issuance of license from Real Estate Commission.

  8. After receiving license, apply for membership in Association of Realtors and MLS.

Georgia:

  1. After obtaining Tennessee license, request an “Employment History Certification from state of Tennessee.

  2. Obtain a Georgia Crime Information Report (GCIC) or Tennessee equivalent.

  3. Apply to Georgia for license.

  4. An additional post-license education course must be taken (can use the “Course for New Affiliates” taken for Tennessee as long as you do not take the course online or via correspondence).
